Bungalow Window Replacement

The owners in preparation for building out their basement wanted the existing basement windows replaced with operable windows that would not leak. The property is in a historic district and required matching the existing trim that was used on all of the windows. We milled new trim using cedar which is naturally rot resistant. The trim was primed and painted before installation.

A key performance point when replacing windows is how you manage moisture and air infiltration around the perimeter of the window. Protecto-Wrap butyl flashing tape was used on the existing opening. The back of the nailing flange recieves a bead of Solar Seal caulk. This combination insures that the window will not have moisture leaks around the perimiter.

Once the window is installed, low-rise expanding foam is used around the perimter of the window frame to seal out air leaks.
